Shallow rock, steep lots

Dallas basements sit in the path of hillside water.

Dallas averages about 54 inches of rain a year at the Dallas 7 NE station, and the land around town is hilly, much of it on 10 to 25 percent slopes. Under those hills, rock comes up close. Wilkes soil hits soft rock about 14 inches down, Poindexter and Wateree about 30, and NRCS puts the Poindexter-Wilkes soils in hydrologic group C, slow to take in water. Rain that cannot sink into the rock runs along it, downhill, into anything dug into the slope. On a sloped lot that is often a daylight basement. Low ground along Pumpkinvine, Lane and Weaver creeks adds a wetter setting of its own.

Sixteen inches in a month
In September 2009 the state weather station at Dallas recorded 16.15 inches of rain for the month. Ground that soaked by the end has no room left, so each new storm runs straight off toward foundations.
A disaster county
Paulding was among the Georgia counties declared a federal disaster area that month, and three 60 inch culverts washed out under Due West Road at Possum Creek. Across 23 counties, FEMA counted 16,981 homes affected.
Clay that holds and swells
Pockets of Wynott soil, 35 to 65 percent clay with moderately low permeability, are mapped in Dallas. NRCS rates it high for shrink-swell, so it both holds water against a wall and swells against it.

The slope above

Where hillside water comes from, how gutters drain, and which wall the runoff reaches.

The buried wall

Seepage at the joint, white residue, damp drywall and cracks that drip after storms.

Floor and pit

Water at the floor edges, the sump and pump, and any backup for power outages.

Common basement water problems in Dallas

How a Dallas basement tells you it is taking water.

Shallow rock, slow soils and steep lots send water into Dallas basements in a few repeat ways. Each sign below points to a different source and a different part of the fix.

Seepage on the uphill wall

Where Wilkes soil reaches rock about 14 inches down, rain runs along the rock toward the house. The buried uphill wall of a basement catches it first, and the joint at the base of that wall is where it comes through.
Full diagnosis: water after rain

Chalky residue on the block

Moisture working through a block or poured wall leaves a white, powdery mineral crust as it dries. On an unfinished Dallas basement wall, the crust marks where water is moving even when the surface feels dry.
Full diagnosis: efflorescence

A sump that will not quit

Homes on lower ground near Pumpkinvine Creek and its tributaries can see water at the floor during wet spells. A sump that runs without stopping, or a pit that overflows in a storm, is undersized or worn.
Full diagnosis: sump pump problems

Musty air in a newer basement

With a median build year of 2002, most Dallas basements are young, but a musty smell or mildew low on the drywall still means water or damp air is getting in. The source has to be stopped before cleanup lasts.

The FoundationRX Diagnostic Method

How we diagnose basement water in Dallas.

A lot of waterproofing companies show up to sell you the most expensive system they install. We show up to figure out how water is actually getting into your basement first, then prescribe the system that stops it, and tell you straight, even when the answer is "you don't need as much as you were told."

01

Diagnose

A free in-home inspection by someone who does this work. We trace where the water is coming from, inside and around the home, and walk you through what's actually driving it.

02

Prescribe

The right waterproofing system for how water is getting in, not the priciest package. A plain-English explanation and a fair price in writing. You decide on your own time.

03

Treat

Dependable work by our own local crew, on time, cleaned up after themselves. We keep you in the loop until the basement is dry and we have walked the finished job with you.

A lot of companies sell you a system. We diagnose first, then prescribe only what your basement actually needs to stay dry. That's the difference between an honest local team and a sales quota from out of town.

How we keep basements dry

Basement waterproofing methods for Dallas hillsides.

Water running along shallow rock into an uphill wall and water pooling on low ground near a creek need different plans. These are the four methods we prescribe from, and your Dallas diagnosis decides which ones fit.

Interior Drainage

A drain channel along the inside base of the walls collects the water that rides the rock into the joint, and moves it to a sump before it reaches the floor.

Best for: seepage along the uphill side of a daylight basement.

Sump Pump Systems

The pit gathers the drained water and the pump sends it out and away from the house. With a battery backup, it keeps running through the outages heavy storms bring.

Best for: lower lots near the creeks and long wet spells.

Wall Vapor Barrier

A sealed liner over the basement walls keeps their dampness and musty air out of the room, and gives an unfinished space a bright, washable surface.

Best for: damp block, white residue and musty air.

Grading & Downspout Fixes

On a steep Dallas lot, a swale above the house and downspouts piped well past it turn surface water aside before it can soak in behind the buried wall.

Best for: leaks that start on the uphill side after storms.

Water in the basement can mean more.

In Dallas, the clay that holds water against a basement wall can also swell against it, and damp air below can reach the floors above. If the diagnosis finds that, one local team handles it.

Foundation Repair

Wynott clay rates high for shrink-swell. A basement wall that leaks and has started to bow or crack needs stabilizing too.

Crawl Space Encapsulation

Some Dallas homes sit over a crawl space rather than a basement. That space needs its own plan to stay dry.

What homeowners say

In their own words.

Misty Little
“This company came out to my home and did a great job. They took my very nasty crawl space that was full of water and transformed it into a dry healthy place. My encapsulation of my crawl space looks exactly like the pictures they posted. My only regret is not doing this sooner! From the office to the crews, it was a smooth, enjoyable experience.”
K. Schantzer
“From start to finish the process was great. FoundationRX repaired my foundation and installed an encapsulation system with drainage in my crawl space. My home no longer smells from the moisture! Would highly recommend FoundationRX for all your home foundation, water intrusion issues. Reasonable prices as well!”
Bobby Stinson
“Had Ryan come do an estimate and I had severe water damage. The estimate was great so I hired them, these guys are professionals, they got rid of all the damage replaced all the damage seals floor joists and refloored, and it looks great also had them do water control and these guys don't mess around, they did a professional job and took care in doing it!”

Frequently asked

Dallas basement waterproofing FAQ.

Because the water may be moving underground. Around Dallas, Wilkes soil reaches soft rock about 14 inches down and Poindexter about 30. Rain that soaks in stops at the rock and flows downhill along it, out of sight, until it meets a basement wall. A drain along the inside of that wall, plus surface work above the house, usually handles it.
