Clay that sheds rain

Villa Rica basements get the runoff first.

Villa Rica gets about 53 and a half inches of rain a year at the nearest long-term station, and the ground here is built to shed it. NRCS places Gwinnett soil, the most common in the sample around town, in hydrologic group D and Hulett in group C, the two classes that take water in slowest. Many Gwinnett units are also eroded down to dense clay, and below them the Madison red clay runs very deep. Rain that cannot soak in runs across the yard and pools against whatever is lowest, often a basement wall. Along Bay Springs Creek, Mud Creek and Town Branch, the low ground adds a winter water table of its own.

Close to the 2009 bullseye
In September 2009 the heaviest rain of the metro flood fell in Douglas County, 15 to 20 inches by UGA's estimate, while the official observer about 14 miles southwest logged 10.64 inches in 24 hours. Villa Rica sits between the two.
The Dog River crest
During that storm, the Dog River near Fairplay in Douglas County peaked nearly 20 feet above its estimated 500-year flood stage, by USGS figures. That is how much water this ground can be asked to move.
Young houses, real water
Two of every three Villa Rica homes were built in 2000 or later. A basement that young can still leak when grading settles, a downspout gets moved or a drain line clogs.

Where water runs

How the yard sheds rain, where gutters drain, and which wall the runoff reaches first.

The lower walls

Seepage at the joint, white residue, damp drywall edges and cracks that weep after storms.

Floor and sump

Water at the slab edges, the sump pit and pump, and any sign of water from below.

Common basement water problems in Villa Rica

How a Villa Rica basement shows it is taking water.

Slow-soaking clay, fast runoff and creek bottoms give Villa Rica basements a handful of repeat signs. Each one tells us where to look first.

A wet strip after downpours

On group D clay, storm water runs off instead of soaking in. When a strip of floor along one wall gets wet during a heavy rain, the runoff is gathering on that side of the house and finding the joint.
Full diagnosis: water after rain

White residue on the block

Water that moves through a block or poured wall leaves minerals behind as it dries, in a white, chalky film. On an unfinished wall, that film shows where moisture comes through even between storms.
Full diagnosis: efflorescence

A pump busy all winter

Near the creek bottoms, the Chewacla water table can rise to 6 inches below the surface from November through April. A sump that runs all winter, rain or not, is handling groundwater, and it needs to be up to the job.
Full diagnosis: sump pump problems

A lower level that smells

A finished lower level holds carpet and drywall that soak up damp air. A musty smell or spots low on the wall mean water or humidity is getting in, and it needs a fix at the source, not just another round of cleaning.
Full diagnosis: mold and mildew

The FoundationRX Diagnostic Method

How we diagnose basement water in Villa Rica.

A lot of waterproofing companies show up to sell you the most expensive system they install. We show up to figure out how water is actually getting into your basement first, then prescribe the system that stops it, and tell you straight, even when the answer is "you don't need as much as you were told."

01

Diagnose

A free in-home inspection by someone who does this work. We trace where the water is coming from, inside and around the home, and walk you through what's actually driving it.

02

Prescribe

The right waterproofing system for how water is getting in, not the priciest package. A plain-English explanation and a fair price in writing. You decide on your own time.

03

Treat

Dependable work by our own local crew, on time, cleaned up after themselves. We keep you in the loop until the basement is dry and we have walked the finished job with you.

A lot of companies sell you a system. We diagnose first, then prescribe only what your basement actually needs to stay dry. That's the difference between an honest local team and a sales quota from out of town.

How we keep basements dry

Basement waterproofing methods for Villa Rica homes.

Runoff that hits one wall in a storm and groundwater that rises near a creek need different fixes. These are the four methods we prescribe from, and the diagnosis of your Villa Rica basement decides which ones go in.

Interior Drainage

A channel set at the inside base of the walls collects water where runoff forces it through the joint and carries it to a sump, keeping it off the floor and away from finishes.

Best for: storm seepage along one or more walls.

Sump Pump Systems

The pit gathers the drained water and the pump sends it out past the foundation. A battery backup keeps it going through outages, which often come with the worst storms.

Best for: homes near Bay Springs Creek, Mud Creek and Town Branch.

Wall Vapor Barrier

A sealed liner on unfinished walls keeps wall moisture and damp air out of the room, and leaves a bright, clean surface for storage or a workshop.

Best for: damp block, white residue and musty air.

Grading & Downspout Fixes

Because this clay sheds water so readily, reshaping the yard to fall away from the house and running downspouts well out can take much of the runoff off the walls.

Best for: leaks that line up with a downspout or a low side of the yard.

Runoff that reaches a Villa Rica basement can also press on its walls or dampen a crawl space under another part of the house. If the inspection turns that up, one team handles it.

What homeowners say

In their own words.

Misty Little
“This company came out to my home and did a great job. They took my very nasty crawl space that was full of water and transformed it into a dry healthy place. My encapsulation of my crawl space looks exactly like the pictures they posted. My only regret is not doing this sooner! From the office to the crews, it was a smooth, enjoyable experience.”
K. Schantzer
“From start to finish the process was great. FoundationRX repaired my foundation and installed an encapsulation system with drainage in my crawl space. My home no longer smells from the moisture! Would highly recommend FoundationRX for all your home foundation, water intrusion issues. Reasonable prices as well!”
Bobby Stinson
“Had Ryan come do an estimate and I had severe water damage. The estimate was great so I hired them, these guys are professionals, they got rid of all the damage replaced all the damage seals floor joists and refloored, and it looks great also had them do water control and these guys don't mess around, they did a professional job and took care in doing it!”

Frequently asked

Villa Rica basement waterproofing FAQ.

Because the water is runoff. The most common soils around Villa Rica take water in slowly, so during a heavy storm the rain runs across the surface and pools against the house instead of soaking in. Once the storm ends, it drains away and the wall dries. Moving that water away outside, and catching what gets through inside, usually ends it.
