Wet layers near floor depth
Hiram basements meet water at their own depth.
Hiram gets about 54 inches of rain a year at the Dallas station five miles north. About a third of the ground around town is Appling-Hard Labor, a clay soil where the Hard Labor part holds a wet layer about 36 inches down, close to the depth of a basement floor. On the stonier ground, some mapped units bring rock within 14 to 16 inches of the surface, so rain that soaks in has nowhere to go but sideways. Along Powder Springs, Mill and Rakestraw creeks, FEMA maps flood zones, and the occasionally flooded Cartecay soil there can be wet about 13 inches down.
Yard and slope
Where runoff goes, how gutters drain, and whether the yard tips water toward the house.
Walls and joint
Seepage where wall meets floor, white residue, damp drywall and cracks that weep.
Slab and sump
Water at the slab edges in spring, the sump's run time and whether it has a backup.
What a wet Hiram basement usually shows you.
Wet soil layers near floor depth, shallow rock and creekside flood zones give Hiram basements a short list of repeat signs. Each one tells us where to start looking.
Water after a heavy storm
White streaks low on the wall
A sump that runs every spring
A musty room downstairs
One of these, or more? We trace the water first.
How we diagnose basement water in Hiram.
A lot of waterproofing companies show up to sell you the most expensive system they install. We show up to figure out how water is actually getting into your basement first, then prescribe the system that stops it, and tell you straight, even when the answer is "you don't need as much as you were told."
Diagnose
A free in-home inspection by someone who does this work. We trace where the water is coming from, inside and around the home, and walk you through what's actually driving it.
Prescribe
The right waterproofing system for how water is getting in, not the priciest package. A plain-English explanation and a fair price in writing. You decide on your own time.
Treat
Dependable work by our own local crew, on time, cleaned up after themselves. We keep you in the loop until the basement is dry and we have walked the finished job with you.
A lot of companies sell you a system. We diagnose first, then prescribe only what your basement actually needs to stay dry. That's the difference between an honest local team and a sales quota from out of town.
Basement waterproofing methods for Hiram homes.
A basement taking storm water along shallow rock and one sitting near a creek's water table need different plans. These are the four methods we prescribe from, and the diagnosis of your Hiram basement decides which ones it gets.
Interior Drainage
A drain channel set along the inside base of the walls collects water at the joint, whether it comes sideways off the rock or up from a wet layer, and routes it to a sump.
Best for: seepage at the wall-floor joint.
Sump Pump Systems
The pit collects the drained water and the pump lifts it out and away from the house. A battery backup keeps the pump working when a storm takes out the power.
Best for: homes near Powder Springs, Mill and Rakestraw creeks.
Wall Vapor Barrier
A sealed liner on the walls keeps their moisture and the musty air it brings out of the room, and leaves a clean, bright finish on an unfinished space.
Best for: damp walls, white streaks and stale air.
Grading & Downspout Fixes
Sloping the soil away from the house and carrying downspouts well past it keeps roof water out of the clay beside the basement, where shallow rock would send it straight to the wall.
Best for: leaks after storms on one side of the house.
When basement water points to something else.
Water that reaches a Hiram basement can also be pressing on its walls or dampening a crawl space under part of the house. If the inspection finds that, one team takes care of it.
