Hillsides, rock and creeks
Douglasville basements catch water coming downhill.
Four creeks run within about two miles of downtown Douglasville: Anneewakee, Little Anneewakee, Crooked and Slater Mill. Their bottoms are mapped as frequently flooded Chewacla, Cartecay and Toccoa soils, wet as shallow as about 14 inches. Up the hills, the stony Louisburg soils have hard rock about 30 inches down, so water that soaks in during a storm stops on the rock and runs sideways toward whatever is dug into the slope, often a basement wall. With about 56 inches of rain a year at the Mableton gauge, the closest long-term station, that sideways water is a regular visitor.
The slope
How the lot falls, where water crosses it in a storm, and where downspouts send roof runoff.
The buried walls
Seepage at the joint, wet stripes, chalky residue and drips from cracks on the uphill side.
Floor and sump
Water coming up through the slab, the pit and pump, and whether there is any backup power.
What Douglasville basements show when water gets in.
Steep lots, rock close under the hills and wet creek bottoms give Douglasville basements a short list of repeat problems. Each one points the diagnosis at a different source.
Water on the uphill side
Chalky lines on the wall
A sump that falls behind
A musty finished basement
More than one of these? They usually share a cause, and we find it.
How we diagnose basement water in Douglasville.
A lot of waterproofing companies show up to sell you the most expensive system they install. We show up to figure out how water is actually getting into your basement first, then prescribe the system that stops it, and tell you straight, even when the answer is "you don't need as much as you were told."
Diagnose
A free in-home inspection by someone who does this work. We trace where the water is coming from, inside and around the home, and walk you through what's actually driving it.
Prescribe
The right waterproofing system for how water is getting in, not the priciest package. A plain-English explanation and a fair price in writing. You decide on your own time.
Treat
Dependable work by our own local crew, on time, cleaned up after themselves. We keep you in the loop until the basement is dry and we have walked the finished job with you.
A lot of companies sell you a system. We diagnose first, then prescribe only what your basement actually needs to stay dry. That's the difference between an honest local team and a sales quota from out of town.
Basement waterproofing methods for Douglasville's hills.
Water running off a hillside onto one wall and groundwater rising near a creek call for different systems. These are the four methods we prescribe from, and your Douglasville diagnosis decides which ones belong in the plan.
Interior Drainage
A drain channel installed along the inside base of the walls picks up hillside water at the joint where it seeps in and carries it to a sump, keeping it off the floor.
Best for: seepage along a buried uphill wall.
Sump Pump Systems
The pit takes in what the drain collects and the pump lifts it out and away from the house. A battery backup keeps the pump going if a storm takes out the power.
Best for: basements near the creek bottoms and FEMA-mapped branches.
Wall Vapor Barrier
A sealed liner on the basement walls keeps wall dampness and humid air out of the living space, and gives an unfinished room a clean, bright surface.
Best for: damp walls, chalky lines and musty storage areas.
Grading & Downspout Fixes
On steep, eroded lots, reshaping the ground near the house and carrying downspouts farther out keeps storm runoff from piling up against the basement in the first place.
Best for: leaks tied to one corner or one downspout.
When the water is not the only problem.
Hillside water that wets a Douglasville basement can also press on its walls, dampen a crawl space or weaken floor framing. If the inspection finds any of that, the same team handles it.
Foundation Repair
Crawl Space Encapsulation
Sagging Floor Repair
Floor Rebuilds
Not sure which problem you have? That is what the inspection is for.
