Red clay and paved ground

LaGrange basements catch water the city sheds.

LaGrange gets about 52 and a half inches of rain a year at the West Point station, twelve miles southwest. Most of the ground under town is Cecil soil, well drained at the surface over a red clay subsoil that can run more than half clay. Around downtown, about a third of the land is mapped as urban land, graded and built over, so a hard rain runs off roofs, lots and streets instead of soaking in. Flash flood warnings for Troup County call out small creeks, streets and underpasses for a reason. Down along the creek bottoms, Riverview and Chewacla soils hold a water table about a foot below the surface.

Flash flood warnings
When the National Weather Service issues flash flood warnings for Troup County, they name LaGrange and cover small creeks, urban areas, streets and underpasses. Water that fills a street can also fill the low side of a lot.
The river in 2009
In September 2009 the Chattahoochee at West Point crested at 18.92 feet, nearly two feet over flood stage. West Point Lake, about 25,900 acres, sits on that river west of town.
Older basements and cellars
Almost half of LaGrange homes were built before 1980, and about one in eight before 1940. Basements and cellars that old seldom had a drain or a sump, so water that reaches them stays.

Runoff paths

Gutters, downspouts, driveway and street runoff, and where water stands after a storm.

Old and new walls

Damp block or brick, white crust, seepage at the joint and cracks that drip after rain.

Low corners

Standing water, a floor drain or sump, and any sign of water rising from below.

Common basement water problems in LaGrange

Four signs a LaGrange basement is taking water.

Red clay, built-over ground and a lot of older houses give LaGrange basements a familiar set of problems. These four come up most, and each one points to a different part of the fix.

Water after a downpour

With so much ground around downtown built over, a downpour runs off fast and lands on the lowest yard nearby. The Cecil red clay beside the house soaks it in slowly, and water shows up at the joint by morning.
Full diagnosis: water after rain

White crust on old block

Block and brick basement walls draw water through the mortar and leave a white, crusty mineral film as they dry. In an older LaGrange house, the heaviest crust marks the wall taking in the most water.
Full diagnosis: efflorescence

Water rising near a creek

On the Riverview and Chewacla floodplain soils, the water table can come up to about a foot below the surface. A basement on that ground with water in the low corner, and no leak overhead, needs a sump.
Full diagnosis: sump pump problems

A musty cellar

With a quarter of LaGrange homes built before 1960, many cellars here are generations old. A musty smell or mildew on stored things means the moisture is steady, and it returns until the water is stopped.

The FoundationRX Diagnostic Method

How we diagnose basement water in LaGrange.

A lot of waterproofing companies show up to sell you the most expensive system they install. We show up to figure out how water is actually getting into your basement first, then prescribe the system that stops it, and tell you straight, even when the answer is "you don't need as much as you were told."

01

Diagnose

A free in-home inspection by someone who does this work. We trace where the water is coming from, inside and around the home, and walk you through what's actually driving it.

02

Prescribe

The right waterproofing system for how water is getting in, not the priciest package. A plain-English explanation and a fair price in writing. You decide on your own time.

03

Treat

Dependable work by our own local crew, on time, cleaned up after themselves. We keep you in the loop until the basement is dry and we have walked the finished job with you.

A lot of companies sell you a system. We diagnose first, then prescribe only what your basement actually needs to stay dry. That's the difference between an honest local team and a sales quota from out of town.

How we keep basements dry

Basement waterproofing methods for LaGrange homes.

Street and roof runoff against one wall and groundwater rising near a creek need different plans. These are the four methods we prescribe from, and the diagnosis of your LaGrange basement decides which ones it needs.

Grading & Downspout Fixes

Reshaping the yard so water falls away from the house, and carrying downspouts and drive runoff past it, keeps the city's runoff from pooling against the basement.

Best for: leaks on the low side of the lot after storms.

Interior Drainage

A drain channel along the inside base of the walls catches water at the joint and carries it to a sump, so it never spreads across the floor.

Best for: seepage at the base of block or poured walls.

Sump Pump Systems

The sump collects the drained water and the pump sends it up and away from the foundation. A battery backup keeps it running through storm outages.

Best for: basements on creek-bottom soil.

Wall Vapor Barrier

A sealed liner over old brick or block keeps wall moisture and musty air out of the cellar, and makes the space bright enough to use.

Best for: damp masonry, white crust and musty air.

What homeowners say

In their own words.

Misty Little
“This company came out to my home and did a great job. They took my very nasty crawl space that was full of water and transformed it into a dry healthy place. My encapsulation of my crawl space looks exactly like the pictures they posted. My only regret is not doing this sooner! From the office to the crews, it was a smooth, enjoyable experience.”
K. Schantzer
“From start to finish the process was great. FoundationRX repaired my foundation and installed an encapsulation system with drainage in my crawl space. My home no longer smells from the moisture! Would highly recommend FoundationRX for all your home foundation, water intrusion issues. Reasonable prices as well!”
Bobby Stinson
“Had Ryan come do an estimate and I had severe water damage. The estimate was great so I hired them, these guys are professionals, they got rid of all the damage replaced all the damage seals floor joists and refloored, and it looks great also had them do water control and these guys don't mess around, they did a professional job and took care in doing it!”

Frequently asked

LaGrange basement waterproofing FAQ.

It is often part of it. About a third of the land around downtown LaGrange is mapped as built over, and flash flood warnings here specifically cover streets and urban areas. When runoff fills a street, the low side of nearby lots can fill too, and that water soaks in against the basement wall. Grading and drainage on your lot can keep most of it away.
