Sagging Floor Repair in LaGrange, GA

A front room in an old mill house that dips toward the center, a hallway that rolls a marble to the back door, a bathroom floor that gives near the tub. For sagging floor repair in LaGrange, GA, we look under the house first, because the cause is almost always below the floor: a tired joist, a sunken support or soft decking. Then we fix that. The inspection is free.

Mill-era floors

LaGrange grew up around its mills.

By 1920 LaGrange had nine textile mills, and the houses built for their workers are still lived in: around Unity Cotton Mills on Leman Street from 1900, along Fulton Street by the Dunson mill, and on Troup Street near the Hillside mill that Callaway Mills built in 1914 and 1915. Floors framed in those years have carried more than a century of daily life. Across the city, about one home in eight predates 1940 and one in four predates 1960. The ground is mostly Cecil red clay, which NRCS rates low for movement, so in LaGrange a sagging floor usually comes from the framing and its supports rather than from the soil heaving under them.

Century-old mill houses
Homes on Leman, Fulton and Troup streets went up with the mills between 1900 and 1915. Framing that old has had time to sag between supports and loosen at its joints.
One in four before 1960
Close to half of LaGrange homes predate 1980 and a quarter predate 1960. In houses that age, supports that were shimmed decades ago have often settled or crushed.
Graded red clay
Cecil red clay covers about half the ground near downtown, and a third is graded urban land. Filled ground can settle under a support even when the native clay stays put.

Where it rolls, how far each room is out of level, and spots that feel soft or spring back.

Joists and girders

Old framing measured for sag and checked for cracks, rot, cut joists and loose joints.

What holds it up

Common floor problems in LaGrange

What LaGrange floors are telling you.

Mill-era framing and older supports leave a recognizable pattern in LaGrange houses. These four signs are the ones we follow from the room down to the crawl space.

A dip in the middle of a room

In a house framed around 1915, like the Troup Street homes near the Hillside mill, the original joists have carried load for over a century. A low center usually means that span has crept down.

A floor that runs toward one wall

In a pre-1960 LaGrange home, a slope across the house tends to follow a girder or a line of supports that has settled, not the joists alone.
Full diagnosis: sloping floors

Soft framing near the creek bottoms

Riverview and Chewacla floodplain soils hold water about a foot down in places. Sills and joist ends over that ground stay damp long enough to rot.
Full diagnosis: rotted joists

Squeaks spreading across the floor

With an average near 63 degrees, LaGrange has a long humid season. Old boards take on moisture, dry out and loosen around their nails, and as joists sag the decking pulls loose and squeaks.

The FoundationRX Diagnostic Method

How we diagnose sagging floors in LaGrange.

A sagging floor can come from a failing support, a rotted joist, moisture, or the foundation itself, and the right fix depends on which. A lot of companies skip that step and sell you the same thing every time. We figure out the real cause first, then prescribe only what your floor actually needs.

01

Diagnose

A free in-home inspection. We get under the house, check the joists, supports, and moisture, and walk you through what's actually making the floor sag.

02

Prescribe

The right fix for the real cause, added support, reinforced joists, or more, not the priciest option. A fair price in writing. You decide on your own time.

03

Treat

Dependable work by our own local crew, from underneath so we don't tear up the room above. We bring the floor back to solid and walk it with you when we finish.

How sagging floors get fixed

Sagging floor repair methods for LaGrange homes.

Because Cecil red clay rates low for movement, most LaGrange floor repairs focus on the wood and the supports. What failed decides the plan, and in a mill-era house it is often a mix. These are the four repairs we choose from.

Support Posts & Jacks

Adjustable steel posts on solid new footings replace supports that have settled or crushed, and they lift the floor in small steps so plaster and trim are not stressed.

Best for: a sag over a sunken or missing support.

Joist Reinforcement (Sistering)

A new joist fastened full length beside an old one shares its load. In houses built during the mill years, it keeps the original framing in service.

Best for: century-old joists that have sagged or split.

Beam & Girder Support

Strengthening a sagging girder, or adding a beam beneath a long span, raises and carries all the joists above it at once.

Best for: a floor that slopes across the whole house.

Sub-Floor Repair

Softened or rotted decking is replaced with new. On floodplain lots, the damp air or water feeding the rot is dealt with too, so the new section stays solid.

Best for: spongy spots near tubs, sinks and doors.

Other services in LaGrange

When the floor is part of a bigger picture.

A sagging floor in LaGrange sometimes comes with a settling foundation or a crawl space that holds moisture. If the inspection turns up either, one local team handles the whole repair.

Foundation Repair

If a foundation wall or a corner footing has dropped, that is stabilized first so the repaired floor has something steady under it.

Basement Waterproofing

Where a house has a basement under part of the floor, water getting in there can soften the joists right above it.

Crawl Space Encapsulation

A long humid season keeps open crawl spaces damp. Sealing the space protects the joists we just reinforced.

Floor Rebuilds

When a mill-era floor has rotted through the decking and joists, rebuilding the floor system beats patching it piece by piece.

What homeowners say

In their own words.

Misty Little
“This company came out to my home and did a great job. They took my very nasty crawl space that was full of water and transformed it into a dry healthy place. My encapsulation of my crawl space looks exactly like the pictures they posted. My only regret is not doing this sooner! From the office to the crews, it was a smooth, enjoyable experience.”
K. Schantzer
“From start to finish the process was great. FoundationRX repaired my foundation and installed an encapsulation system with drainage in my crawl space. My home no longer smells from the moisture! Would highly recommend FoundationRX for all your home foundation, water intrusion issues. Reasonable prices as well!”
Bobby Stinson

The estimate was great so I hired them, these guys are professionals, they got rid of all the damage replaced all the damage seals floor joists and refloored, and it looks great also had them do water control and these guys don't mess around, they did a professional job and took care in doing it!”

Frequently asked

LaGrange sagging floor repair FAQ.

In most cases, yes. Homes around Unity on Leman Street, the Dunson mill on Fulton Street and the Hillside mill on Troup Street date from 1900 to the mid-1910s, and their floors usually sag because supports settled or joists crept, not because the wood is gone. New supports and sistered joists, done from below, keep the original floor. Where decking has rotted, we replace only that section.
