Seven creeks in two miles

Tyrone basements drain toward a lot of creeks.

The weather station at Hartsfield-Jackson, about 12 miles northeast, averages roughly 50 inches of rain a year, and around Tyrone that water has many places to go. Federal stream maps show seven creeks within about two miles of the town center: Line, Shoal, Flat, Kedron, Trickum and Persimmon creeks plus Gin Branch. About 8 percent of the ground nearby is Wehadkee and Cartecay bottomland mapped as frequently flooded. Most of the upland is Cecil soil, with a red clay subsoil that drains well by NRCS standards. Even well drained ground gets wet beside a buried wall, so the plan depends on where your house sits.

Bottoms that flood often
Wehadkee soil along the creeks is poorly drained and can be wet within about 6 inches of the surface. Cartecay ground nearby stays wet about a foot down. A basement on the edge of that ground sits close to the water.
Streams FEMA has studied
FEMA flood maps around the town center include detailed studies of Line, Flat and Trickum creeks, with A and AE zones along them. Where the mapped floodplain runs behind a row of lots, the low end of the yard is the wet end.
Young houses, finished basements
The median Tyrone home was built in 2000, and 931 went up in that first decade alone. In newer basements the trouble is usually a finished room, where a small leak soaks drywall and carpet before anyone sees it.

The lot

How far the house is from the creek or low ground, which way the yard falls, and where each downspout ends.

Walls and finishes

Damp drywall, stained baseboards, seepage behind finished walls and at the joint along the bottom of the wall.

The floor

Water coming up through the slab in low corners, wet carpet pad, and whether a sump exists and keeps up.

Common basement water problems in Tyrone

How a Tyrone basement tells you water is getting in.

Rain soaking the clay beside the house and groundwater near the creek bottoms leave different marks in a Tyrone basement. These four tell us which one we are dealing with.

Wet carpet after a long rain

Cecil red clay drains well on the hilltops, but backfill beside a basement wall holds water after days of rain. If the carpet along one wall turns damp a day later, that water has worked through the wall joint.
Full diagnosis: water after rain

White streaks on bare walls

In an unfinished section of a basement, water passing through the concrete leaves a white, powdery line as it dries. It shows where moisture is moving even when the wall feels dry.
Full diagnosis: efflorescence

A sump that runs between storms

Near Wehadkee and Cartecay bottoms, water can sit 6 to 12 inches below the ground. A pump that keeps cycling days after the rain stops is working against groundwater, not runoff.

A musty smell in a finished room

In a basement finished as living space, the wall you see is drywall, not concrete. A stale smell behind the furniture, or spots low on the drywall, usually means moisture is coming in behind it.
Full diagnosis: mold and mildew

The FoundationRX Diagnostic Method

How we diagnose basement water in Tyrone.

A lot of waterproofing companies show up to sell you the most expensive system they install. We show up to figure out how water is actually getting into your basement first, then prescribe the system that stops it, and tell you straight, even when the answer is "you don't need as much as you were told."

01

Diagnose

A free in-home inspection by someone who does this work. We trace where the water is coming from, inside and around the home, and walk you through what's actually driving it.

02

Prescribe

The right waterproofing system for how water is getting in, not the priciest package. A plain-English explanation and a fair price in writing. You decide on your own time.

03

Treat

Dependable work by our own local crew, on time, cleaned up after themselves. We keep you in the loop until the basement is dry and we have walked the finished job with you.

A lot of companies sell you a system. We diagnose first, then prescribe only what your basement actually needs to stay dry. That's the difference between an honest local team and a sales quota from out of town.

How we keep basements dry

Basement waterproofing methods for Tyrone's hills and creek bottoms.

A hilltop basement that leaks after storms and a lower one near a frequently flooded bottom need different plans. We pick from these four methods and prescribe only what your Tyrone basement needs.

Interior Drainage

A drain channel along the inside base of the walls catches water where it enters, including water that runs along shallow granite in the few spots where it sits about 30 inches down, and carries it to a sump.

Best for: walls that seep at the floor line after a wet week.

Sump Pump Systems

The pit gathers the water from the drain and the pump sends it out and away from the house. A battery backup keeps it running when a storm takes the power out.

Best for: lower lots near Wehadkee and Cartecay bottomland.

Wall Vapor Barrier

A sealed liner over damp concrete or block keeps wall moisture and musty air out of the room. In an unfinished basement it also gives a clean, bright surface.

Best for: unfinished walls that stay damp or streaked.

Grading & Downspout Fixes

Builder grading settles over 20 years. Reshaping the soil so it falls away from the house and running downspouts out past the backfill can stop water before it reaches the wall.

Best for: a leak on one side where water pools.

Other services in Tyrone

When water is not the only problem.

A wet lower level in Tyrone often shares a cause with other trouble in the house: water going where it should not on the lot. If the diagnosis finds more than a leak, the same team handles it.

Foundation Repair

Water that soaks the backfill can also push on a basement wall. If the wall has bowed or cracked sideways, it needs stabilizing first.

What homeowners say

In their own words.

Misty Little
“This company came out to my home and did a great job. They took my very nasty crawl space that was full of water and transformed it into a dry healthy place. My encapsulation of my crawl space looks exactly like the pictures they posted. My only regret is not doing this sooner! From the office to the crews, it was a smooth, enjoyable experience.”
K. Schantzer
“From start to finish the process was great. FoundationRX repaired my foundation and installed an encapsulation system with drainage in my crawl space. My home no longer smells from the moisture! Would highly recommend FoundationRX for all your home foundation, water intrusion issues. Reasonable prices as well!”
Bobby Stinson
“Had Ryan come do an estimate and I had severe water damage. The estimate was great so I hired them, these guys are professionals, they got rid of all the damage replaced all the damage seals floor joists and refloored, and it looks great also had them do water control and these guys don't mess around, they did a professional job and took care in doing it!”

Frequently asked

Tyrone basement waterproofing FAQ.

It may be. Seven creeks run within about two miles of the town center, and FEMA has studied the floodplains of Line, Flat and Trickum creeks. The bottoms along them are Wehadkee and Cartecay soil, mapped as frequently flooded, with water as shallow as 6 inches. A basement near that ground can take water up through the floor. A drain and sump inside usually handle it.
