Signs you may need foundation repair

Your house is trying to tell you something.

Foundation problems rarely show up all at once. They start small, a hairline crack, a door that won't latch, a floor that gives a little when you cross it. Caught early, most are simpler and cheaper to treat than you fear. Wait, and the problem, and the cost of foundation repair, only gets worse. Here's what to watch for, and what each sign usually means.

Stair-step cracks in brick

Diagonal cracks following the mortar lines usually mean one side of the foundation is settling faster than the other. We'll diagnose why.
See if yours is serious

Bowing or leaning walls

A wall curving inward is under more pressure than it was built to hold. The sooner it's stabilized, the simpler the fix.
Get it looked at

Doors & windows sticking

When the frame shifts, the door stops fitting. Often it's the foundation moving, not the door. Painting won't fix it.
Why this happens

Sagging or bouncy floors

Floors that slope, bounce, or feel spongy usually trace to a failing support system under the house, not the flooring itself.
What's underneath

Cracks in drywall or trim

If caulk and patching keep reopening, the house is still moving. The trim isn't the problem, what's under it is.
Diagnose the cause

Leaning or separating chimney

A chimney pulling away from the house is one of the clearest signs of foundation settlement, and one you shouldn't sit on.
Risk + fix

Wet or musty basement / crawl space

Standing water, damp air, or a mildew smell underneath points to a moisture problem that can rot framing and warp floors over time.
How we dry it out

Cracked brick or block

Vertical, horizontal, or diagonal cracks through brick or block mean the wall is being pulled, pushed, or dropped. The pattern tells us what's happening.
Know the difference

Not sure which one you have? That's exactly why we diagnose first.

The FoundationRX Diagnostic Method

We diagnose. We prescribe. We treat.

A lot of foundation repair companies show up to sell you the most expensive thing they install. We show up to figure out what's actually wrong under your home first, then prescribe the repair that fixes it, and tell you straight, even when the answer is "you don't need as much as you were told." That's the difference between a sales call and a diagnosis.

01

Diagnose

A free in-home inspection by someone who does this work, not a commission salesperson. We look at the real signs, inside and underneath, and walk you through what's actually causing the movement. You get a clear, honest read on where your home stands.

02

Prescribe

We lay out the right fix for what's actually wrong, not the priciest line item. A plain-English explanation, a fair price in writing, and the warranty terms with it. We go over the plan and your options, and you decide on your own time. No "today only" pressure.

03

Treat

Dependable work by our own local crew, on time, cleaned up after themselves, and finished on or ahead of schedule, the way our customers describe it. We keep you in the loop the whole way, and we stand behind the work for the life of the structure.

Most foundation companies sell you a fix. We diagnose first, then prescribe only what your home actually needs. That's the difference between an honest local team and a sales quota from out of town.

How we fix foundations

Our foundation repair methods, matched to the diagnosis.

There's no single foundation repair that's right for every house. The right method depends on what the diagnosis shows, what's moving, why, and how much. Below are the methods we actually perform, steel push piers, wall bracing, and carbon-fiber reinforcement, matched to your home. We prescribe the one that solves the problem, not the most expensive one on the list.

Pier Stabilization

Steel push piers driven down past the unstable soil to solid load-bearing ground, then used to stop the foundation settlement and, where possible, lift the settled section back toward level. The cracks and sticking doors that came from the movement close back up.

Best for: settling footings, stair-step brick cracks, and uneven, sloping floors from foundation movement.

Wall Stabilization

For walls bowing inward from soil and water pressure, we brace and anchor the wall to hold it in place and, over time, ease it back. The goal is a wall that stops moving and stays where it should, protecting the room behind it. We use bracing more often than anchors, matched to the wall.

Best for: basement or block walls that are bowing, leaning, or cracking from outside pressure.

Carbon-Fiber Reinforcement

For walls in the earlier stages of bowing or cracking, we bond high-strength carbon-fiber straps to the wall. They lock it in place and stop the movement, with no bulky hardware and minimal disruption to a finished basement.

Best for: early-to-moderate wall bowing and cracks, especially in finished basements.

What it costs

What foundation repair costs in West Georgia & East Alabama

The honest answer is it depends on what's actually wrong, which is exactly what the free inspection is for. But you shouldn't have to walk in blind, so here are the typical ranges for foundation repair in our area. Georgia and East Alabama tend to run a little below the national average.

$250-$800

Minor crack repair

Sealing a single foundation or basement wall crack that's cosmetic or caught early, per crack.

$2,000-$8,000

A typical repair

Where most homeowners land, with the average job around $5,000, depending on the cause and how much is moving.

$7,000-$15,000+

Major stabilization

Piering a settling foundation or bracing a bowing wall. Severe cases or larger homes can run higher.

These are typical industry ranges for our area, not a quote. Your actual price depends on the diagnosis and comes to you in writing after the free inspection, no "starting at $99" bait pricing, and no number pulled out of thin air over the phone.

More ways we help

Foundation repair is one of five things we do.

Foundation problems rarely travel alone. If the diagnosis turns up water, a wet crawl space, or failing floors, we handle those too, all from one local team.

Basement Waterproofing

Drainage, sump-pump systems, and waterproofing that stop water at the source, so your basement stays dry instead of just smelling drier.

Crawl Space Encapsulation

A sealed encapsulation system with a dehumidifier that fixes the musty smell, keeps pests out, takes load off your AC, and makes the air in your home healthier.
Learn more

Sagging Floor Repair

We add support under the floor joists and repair the sub-floor to bring sagging, bouncy floors back to solid, without tearing up the room above.
Learn more

Floor Rebuilds

When the sub-floor is too far gone to repair, we rebuild it, joists, sub-floor, and all, with one local crew that finishes the job right.

Why local matters

The team at your door lives right down the road.

We're local owned and operated, working the same West Georgia and East Alabama roads you do. We've watched these houses settle through the same wet springs and seen what this red clay does to a foundation when it bakes dry in August. That's not a marketing line. It's why working with us feels different from calling a company 60 miles away.

We already know how the houses out here settle
We know what the ground does after a wet March and why a foundation in Carrollton behaves differently than one in Rome. You don't have to explain your house to a stranger from out of town.
Faster scheduling, sooner on the calendar
You're not waiting on a dispatch route that loops in from Atlanta. When the crew starts the day close to your driveway, you get on the calendar sooner, and usually finished sooner too.
If something needs a second look, we're close by
Follow-ups, a warranty check down the road. We're a local team you can actually reach, not a regional route that cycles back through your area whenever it gets around to it.

“This company came out to my home and did a great job. They took my very nasty crawl space that was full of water and transformed it into a dry healthy place. My encapsulation of my crawl space looks exactly like the pictures they posted. My only regret is not doing this sooner! From the office to the crews, it was a smooth, enjoyable experience.”
