Clay from dark rock
Foundation repair in Dallas where Wynott clay moves.
Most red clay around metro Atlanta weathers from granite and gneiss and barely moves. Wynott is different. It forms from dark mafic rock like diorite, gabbro and diabase, and that parent rock makes a dense clay, 35 to 65 percent clay, that NRCS rates high for shrink-swell, with soft rock 20 to 40 inches down and slow permeability. Pockets of it are mapped in Dallas next to sandy Rion and Wateree soils that hardly move at all. When a Dallas house moves seasonally, a Wynott pocket under one corner is a leading suspect.
Which soil, which corner
Whether any part of the footing sits on Wynott clay, sandy Rion soil or shallow rock.
Seasonal movement
Crack widths measured so a second visit can show whether they move with the weather.
Slope and fill
How the lot was cut into the hill, and where the fill and runoff sit.
How Dallas ground shows up in a house.
High-swell clay pockets, shallow rock and hillside lots give Dallas four common foundation symptoms. Each one points to a cause, and the cause decides the repair.
Cracks that cycle each year
A daylight wall bowing in
Doors that bind in a newer house
Old brick near the square
On high-swell clay, early is cheaper than late. Have it measured.
How we diagnose foundation problems in Dallas.
A lot of foundation repair companies show up to sell you the most expensive thing they install. We show up to figure out what's actually wrong under your home first, then prescribe the repair that fixes it, and tell you straight, even when the answer is "you don't need as much as you were told." That's the difference between a sales call and a diagnosis.
Diagnose
A free in-home inspection by someone who does this work, not a commission salesperson. We look at the real signs, inside and underneath, and walk you through what's actually causing the movement. You get a clear, honest read on where your home stands.
Prescribe
We lay out the right fix for what's actually wrong, not the priciest line item. A plain-English explanation and a fair price in writing. We go over the plan and your options, and you decide on your own time. No "today only" pressure.
Treat
Dependable work by our own local crew, on time, cleaned up after themselves, and finished on or ahead of schedule, the way our customers describe it. We keep you in the loop from the first day to the final walkthrough.
Most foundation companies sell you a fix. We diagnose first, then prescribe only what your home actually needs. That's the difference between an honest local team and a sales quota from out of town.
Foundation repair methods for Dallas homes.
On clay that swells this much, the repair has to put the house on bearing below the active layer. These are the three methods on our menu, and your Dallas diagnosis decides which one fits.
Pier Stabilization
Steel push piers are driven beside the moving footing, through the Wynott clay, to the soft rock or firm soil under it. The house then rests on the piers, so the clay can swell and shrink without carrying the footing with it, and a dropped corner can often be raised.
Best for: seasonal heave, dropped corners, cycling cracks.
Wall Stabilization
A daylight or basement wall pushed in by swelling clay or water running on rock is held with braces or anchors, then eased back over time. Bracing is our more common choice; anchors suit some walls.
Best for: daylight walls bowing on hillside lots.
Carbon-Fiber Reinforcement
Carbon-fiber straps bonded to a wall that has only begun to crack stop it before it bows. In a finished Dallas walk-out, they take almost no room from the space.
Best for: early wall cracks in finished basements.
Water problems that ride along.
In Dallas, the shallow rock and slow clay that move foundations also push water at them. If the inspection finds water in the basement or under the floor, the same team handles it.
Basement Waterproofing
Crawl Space Encapsulation
Sagging Floor Repair
Floor Rebuilds
Not sure which one you have? The free inspection checks all of it.
