Red clay on granite gneiss

Foundation repair in Roanoke where water does the moving.

Roanoke was High Pine, then Chulafinee, before it took its current name and incorporated in 1890. It sits on the Rock Mills Granite Gneiss, hard Piedmont rock with no limestone. Above it, Madison, Cecil, Wedowee and Appling soils make up about 57 percent of sampled ground, all deep red clay that NRCS rates low for movement. With clay that steady, Roanoke foundation repair is mostly about water: slopes that have lost their topsoil, creek bottoms that stay wet and the age of the houses.

A soil named nearby
The Wedowee soil series was established in Randolph County in 1969, and it covers about an eighth of Roanoke. Like the Madison and Cecil around it, it is deep red clay that stays put unless water undercuts it.
Built-on clay downtown
The most common single map unit in town is a Cecil-Madison-Urban land complex, ground that was graded and built over. Cut and filled clay can settle where fill was placed deepest.
Few new houses
Only about one Roanoke home in ten went up after 2000, and the median dates to 1978. Most foundations here have carried their houses through decades of runoff.

Erosion at the footing

Washouts, exposed footings and soil lost along the downhill side of the house.

Creek-side settling

Floors and walls checked for tilt toward a creek bottom or the wettest corner of the lot.

Old supports

Piers and porch posts under older houses checked for lean, cracked mortar and drop.

Common foundation problems in Roanoke

How foundation trouble shows up in Roanoke.

Eroded red clay slopes, creek bottoms with water a foot down and a housing stock mostly older than 1980 give Roanoke four repeat symptoms.

Step cracks on the downhill side

Much of the upland is mapped as severely eroded clay loam on 6 to 15 percent slopes. About 53 inches of rain a year runs off it to the low footing, which softens and settles, and the brick above splits in steps.
Full diagnosis: stair-step cracks

A corner dropping near a creek

Mantachie soil along the creeks through town keeps water about a foot down and floods occasionally. A footing at the edge of that bottom can keep settling while the rest of the house holds.
Full diagnosis: sloping floors

Doors that drift out of square

Over half of Roanoke homes predate 1980. As a pier or section of footing settles in a house that age, the frame racks, and doors start to rub at the top or swing on their own.
Full diagnosis: sticking doors and windows

A porch pulling away

About one Roanoke house in ten dates to 1939 or earlier. A porch on a house that age may rest on its own small piers, and when one settles the porch tips and separates from the wall.
Full diagnosis: cracked brick and block

The FoundationRX Diagnostic Method

How we diagnose foundation problems in Roanoke.

A lot of foundation repair companies show up to sell you the most expensive thing they install. We show up to figure out what's actually wrong under your home first, then prescribe the repair that fixes it, and tell you straight, even when the answer is "you don't need as much as you were told." That's the difference between a sales call and a diagnosis.

01

Diagnose

A free in-home inspection by someone who does this work, not a commission salesperson. We look at the real signs, inside and underneath, and walk you through what's actually causing the movement. You get a clear, honest read on where your home stands.

02

Prescribe

We lay out the right fix for what's actually wrong, not the priciest line item. A plain-English explanation and a fair price in writing. We go over the plan and your options, and you decide on your own time. No "today only" pressure.

03

Treat

Dependable work by our own local crew, on time, cleaned up after themselves, and finished on or ahead of schedule, the way our customers describe it. We keep you in the loop from the first day to the final walkthrough.

Most foundation companies sell you a fix. We diagnose first, then prescribe only what your home actually needs. That's the difference between an honest local team and a sales quota from out of town.

How we fix foundations

Foundation repair methods for Roanoke homes.

Roanoke's granite gneiss forms no sinkholes, and its red clay holds its shape, so most repairs here answer to water and age. These three methods each handle a different result of that, and the diagnosis matches one to your house.

Pier Stabilization

Push piers are driven beside the settling footing, past soil softened by runoff or creek water, until they reach firm bearing. The footing rests on the piers from then on, the drop stops, and a low corner can often be lifted back.

Best for: downhill walls and corners near creek bottoms.

Wall Stabilization

If water-heavy soil on a slope is pushing a block or basement wall inward, braces or anchors carry that load. The wall stops moving and can be straightened gradually.

Best for: block walls bowing on the uphill side.

Carbon-Fiber Reinforcement

Carbon-fiber straps bonded to a wall stop early cracking or a slight bow from growing. They are thin enough to paint over and take up almost no room.

Best for: walls showing early cracks.

Other services in Roanoke

What else Roanoke's water reaches.

In an older house near a creek or on an eroded slope, the water that settles a footing usually dampens the crawl space and the floor framing too. The inspection covers each of them.

Basement Waterproofing

Runoff that undercuts a footing also seeps through below-grade walls. Drainage keeps it away.
About basement waterproofing

Crawl Space Encapsulation

Crawl spaces near the creek bottoms stay damp. Sealing one keeps piers and joists dry.

Sagging Floor Repair

A dipping floor in an older house may be tired joists, not the foundation. That repair is smaller.

Floor Rebuilds

Where years of damp have rotted the floor framing through, it is rebuilt from the joists up.

What homeowners say

In their own words.

Misty Little
“This company came out to my home and did a great job. They took my very nasty crawl space that was full of water and transformed it into a dry healthy place. My encapsulation of my crawl space looks exactly like the pictures they posted. My only regret is not doing this sooner! From the office to the crews, it was a smooth, enjoyable experience.”
K. Schantzer
“From start to finish the process was great. FoundationRX repaired my foundation and installed an encapsulation system with drainage in my crawl space. My home no longer smells from the moisture! Would highly recommend FoundationRX for all your home foundation, water intrusion issues. Reasonable prices as well!”
Bobby Stinson
“Had Ryan come do an estimate and I had severe water damage. The estimate was great so I hired them, these guys are professionals, they got rid of all the damage replaced all the damage seals floor joists and refloored, and it looks great also had them do water control and these guys don't mess around, they did a professional job and took care in doing it!”

Frequently asked

Roanoke foundation repair FAQ.

Usually, yes. Roanoke's downtown district is on the National Register, and businesses like the M. L. Awbrey store have been there since 1877. Foundation work on an older building happens at and below the footing or piers, out of sight, so brick, porches and trim stay as they are. If any part would show, that is explained before work starts.
