When a floor is past the point of a patch.
Some floors can be brought back to solid with added support. Others have gone too far, the sub-floor is rotted, the joists are failing, and the only real fix is to rebuild the floor system. Here's what tells us a floor needs a rebuild, not just a repair.
Soft or spongy sub-floor
Water damage or rot
Rotted or failing floor joists
A floor that feels unsafe
A repair that didn't hold
Mold or rot on the framing
Old, under-built floor framing
A sag support can't correct
Not sure if yours needs a repair or a rebuild? That's exactly why we diagnose first.
We diagnose. We prescribe. We treat.
A floor rebuild is a big job, and plenty of companies will quote one before they've checked whether you actually need it. We diagnose how far gone the floor really is first, and if support and reinforcement would do the job, we'll tell you that instead. We only rebuild what genuinely needs rebuilding.
Diagnose
A free in-home inspection. We get under the house, check the sub-floor and joists for rot and damage, and tell you honestly whether it can be repaired or needs rebuilding.
Prescribe
A clear scope for exactly what gets rebuilt, sub-floor, joists, or the full system, and what stays. A fair price in writing, and the warranty with it. You decide on your own time.
Treat
One local crew rebuilds the floor from the framing up, joists, sub-floor, and all, and fixes the moisture that caused it. Cleaned up, finished right, backed for the life of the structure.
A lot of companies quote a rebuild before they've looked. We diagnose first and only rebuild what actually needs it. That's the difference between an honest local team and a sales quota from out of town.
Sub-floor and floor joist replacement, matched to the damage.
A floor rebuild can mean anything from replacing a section of sub-floor to rebuilding the whole floor system. What your home needs depends on how far the damage has spread, which is exactly what the diagnosis shows. Here are the pieces we match to your floor.
Sub-Floor Replacement
Cutting out the rotted or water-damaged sub-floor and laying sound new decking, so the finished floor above has a solid base again.
Best for: soft, spongy, or water-damaged sub-floor.
Floor Joist Replacement
Removing joists that are rotted, cracked, or sagging past saving and setting new ones, restoring the structure the floor rests on.
Best for: rotted or failed floor joists.
Beam & Girder Replacement
Replacing the main support beam under the floor when it, too, has failed, so the whole floor system sits on sound framing.
Best for: a failed main beam under the floor.
Full Floor-System Rebuild
When the damage is widespread, we rebuild the whole floor, joists, sub-floor, and supports, as one, and fix the moisture that caused it.
Best for: floors too far gone for a partial repair.
What a floor rebuild costs in West Georgia & East Alabama.
It depends on how much of the floor has to be replaced, a section of sub-floor is a very different job than rebuilding the framing for a whole level. Here are the typical ranges so you're not walking in blind. Georgia tends to run a little below the national average.
Sub-floor section
Replacing a rotted or water-damaged section of sub-floor.
Joists & sub-floor (a room)
Replacing failed joists and the sub-floor over a room, the range most rebuilds land in.
Whole-level rebuild
Rebuilding the full floor system across a level, framing and all. Large or badly damaged homes run higher.
These are typical industry ranges for our area, not a quote. Your actual price depends on the diagnosis and comes to you in writing after the free inspection, no "starting at $99" bait pricing, and no number pulled out of thin air over the phone.
Floor rebuilds are one of five things we do.
A rebuilt floor only stays sound if the moisture that ruined it is fixed too. If the diagnosis turns up a wet crawl space, foundation movement, or a floor that just needs support, we handle those, all from one local team.
