When a floor is past the point of a patch.

Some floors can be brought back to solid with added support. Others have gone too far, the sub-floor is rotted, the joists are failing, and the only real fix is to rebuild the floor system. Here's what tells us a floor needs a rebuild, not just a repair.

Soft or spongy sub-floor

A floor that gives underfoot or feels soft in spots usually means the sub-floor itself has rotted or delaminated and needs replacing.
How far gone is it

Water damage or rot

Long-term moisture from a leak, a wet crawl space, or plumbing rots the wood from the inside. Once it's rotted, it can't just be reinforced.

Removing joists that are rotted, cracked, or sagging past saving and setting new ones, restoring the structure the floor rests on.

Beam & Girder Replacement

Replacing the main support beam under the floor when it, too, has failed, so the whole floor system sits on sound framing.

Full Floor-System Rebuild
